Seems like everyone wants to set up houses lately! So I thought I would post this beginning guide on how to get started. Remember there are a lot of ins and outs so not everything will get covered yet. This is just the basics and is based on you already being in a guild and putting your house in that guild neighborhood. It would be slightly different if your not in a guild or if your making a custom guild hall. Sorry its so long.

First find the neighborhood zone called Sunrise Hills. This is down the north side area of the Lobby (to the left when your facing the Magus and past the bill boards) and looks like a big gate. Left click on the gate and a window pops up listing all the hoods. So scroll down the list until you find your guild name. Click it and up the top click the green "go" This will port you into your guild's hood.

First thing is to find a plot you like. This is the land you will be putting your house on. You can bring up your map to see the sections, or just wander around until you find one you like. At each plot there is a corner stone. Left click that and a window pops up telling you which guild neighborhood your in, who if anyone already owns that plot and if its for sale then how much it costs to buy it (one time cost) and the upkeep. You will always pay lot rent/upkeep. Unless you own one of the special houses, like Bixie or the Ship, Tree etc. They erase all rent charges on the land. Make sure you pay some rent for a few days at least so you can place your house.

If you buy any of the houses listed on the Loyalty Merchants or from the Marketplace they will not charge additional rent. Loyalty merchant only has Manors and these are the best as they hold 500/300. The ones in the marketplace are ok but only hold 300 but are rent free. The ones from the NPC in Sunrise Hills, in the hut, will charge rent. But sometimes it the only way you can go. Do not bother with any of the one room houses on the merchant named Indy or the little hut you can get thru the quest - they are just too small. Right next to him is Ragthar who sells Domiciles that hold 500/300 - good size like the loyalty ones but will charge rent. You will see many variations in stone, wood, plaster etc. None of that matters as its just the look. You will also see residences, huts, houses but those do not hold as much as the Domiciles.

So take your house, go to your rent paid up plot, stand in the middle holding your house on your cursor till it turns green. When its green then you can drop it and you have placed your house!!!

To place stuff like swords on the walls, or beds, chairs etc like that you will need to go into the house, hold the item on your cursor and move it around till its green then let go. If your placing trees or fountains, pets etc outside then just stand on your plot holding the item until it turns green then drop it.

There is a window that will pop up when placing your house and the placeable items that will show you how to fine tune your placements.

If you want to use the house to store matts then you do not need to enter the house. Stand on the plot, click shift i or go to eq button then real estate then show items. There are a couple ways to get this screen up. The screen that pops up shows what is in your house. If you have something in your inventory you want to put in the house then left click the item, look at the bottom of the screen where "closet" lit up and click closet. That will put the item into the house .To take it out bring up the window, click the item in the window and click inventory on the bottom.

Tip for cheap upkeep. The loyalty merchant sells bags of doubloons for 11 loyalty tokens. Each bag holds 100 dubs. Each house/plot takes about 7 dub a week upkeep. You would need about 3 bags or 33 loyalty tokens for a years worth of dubs. You likely paid a bunch of plat up front when you bought the plot but thats ok - you can withdraw it and switch to dubs or whatever by clicking the little arrow in the escrow window.

You can also assign permissions for someone to enter or add etc to your house. EQ button, real estate, manage.

Finally don't worry about making a mistake or bad neighbors, you can always withdrawal all your rent, pack up your house and move. No realtor fees.

Quick question - do you know what the various settings are around visitor, acquaintance, trustee etc for allowing access?

They tell how much access to give the player. Like if you make someone a "friend" and then go to the grid on the right you can check the boxes under the friend icon for how much access you want "friends" to have.

Then you could set less permissions for say if someone is designated a "visitor"

So the little icons on the right top are seven different permission levels for your housing plots.

They represent Owner (you can't actually change that one) Co-Owner Trustee Friend Acquaintance, Visitor, Everyone.

By simply clicking and unclicking the boxes you can configure each role to your custom needs. You can control whether someone can: receive Buffs, Enter, Withdraw Upkeep, Remove Crate, Add Crate, Remove House, Add House, Mail Item, Remove item, Add item, Move Item, Interact Item or Manage your plot - These are the little icons at the top
 
Its hard to explain without a picture and I am no good at editing pics so.........

For example if I make someone an "acquaintance " it puts a little blue icon next to their name on the left. Now if you look on the right at the top for the matching blue icon (its the third from the right) and whatever is under that column is what a acquaintance can do. You can click boxes and make them empty which means they cannot do that action or click them and make them filled.

If you make them a "friend" then its a purple icon and over on the right how many every boxes you marked off are what a friend can do

That far right icon that looks like on half circle over a dot on the far right is for "everyone" setting but there is not an "everyone" in the drop list. Its a default setting. Take all checks off those boxes cause everyone means any one can walk onto your plot and take everything out of your house, including escrow.

Thanks. I know how to make someone a friend, but not an acquaintance. I guess I'll make all my alts friends of each other and just give them the bare minimum levels of access needed to put stuff in and take stuff out.

A few things as I used this and some online resources to guide me. If you are using this to store non placeable then the loyalty vendor in POK has Manor houses that can do 500/300, 300 non placeables (collectibles etc...) and then if you add a crate (do the RoS collectibles achievement and get a 500/300 crate) you can get to 600 on your plot for very little
 
You just goto the housing menu and click on either individual's, Owner clubs (guild), or Group (FellowShip) and set permissions for either the player, guild rank, or fellowship. I use this all the time for guild and personal loot houses for all kinds of items.

Any ideas on how to move from one house to another? For example, move from a rent-necessary 3 room home to a rent-free manor - can you save the layout and just bring it back into the new home?

Layouts are usually auto saved. But you might be able to just pick up the old house. Place the new house and then chose load all from the layout. Should get a message that there is already a house and do you want to replace it.

If you have no trade items it can mess with this.

There are longer and more PITA ways.
 
Ok am going to revisit this and troubleshoot it soon (tm) - It's tax season so that is impeding on my EQ time!
I revisited it and nothing seems to be working as it should. Don't know what to tell you now. Maybe you got it to work. :(

Update for obtaining upkeep for plots and houses and guilds.

While using plat is really not that expensive it can add up and be a pain when you get into a lot of houses. I had been advising to use bags of Doubloons from the loyalty merchant. But that only works for paying accounts.

Here is a way for free accounts to get as many doubloons as you want very easily. Paid accounts can use this also. Thank you to the player who mentioned this as an alternative way for free accounts.

I loaded up 6 accounts, left 5 of them in the lobby. Took my main guy down to the Buried Sea just off the Barren Coast. This is a lower level zone 70 ish.

Started with quest Deadbone Reef #1 - go kill a bunch of mobs. Did it, got 50 Doubloons. Did the second quest in the step and got 50 more. Now keep in mind that the guys in the lobby are getting these rewards also! So I was essentially getting 300 doubloons a mission.

And the Doubloons are tradeable so you can give them all to one character and have him go restock the upkeep.
